Q: What is the length of the lease?
Every RDL apartment has a 125-year lease.
Q: What is included in the service charge?
The annual service charge includes heating and electricity bills, building insurance, cleaning of exterior windows, water rates, boiler and lift maintenance, security system and lighting, communal redecoration, communal area cleaning, garden maintenance and 24-hour emergency call services. Council tax, telephone charges, TV licence and contents insurance is not included and must be paid by the resident.
Q: Am I allowed to bring a pet to my new home?
Pets are permitted in most RDL developments, within reason. Please contact our head office for further information.
Q: Do you provide a laundry service?
Yes, a full laundry service can be provided as part of the care package, which can be purchased for an additional fee. This also includes cleaning and preparation of meals, if required. In addition, communal laundry facilities are available in every RDL development. All of our apartments also include plumbing for a washing machine.
Q: Is parking available at all RDL developments?
Yes, every apartment has an allocated parking space. Additional spaces are also provided for visitors.
Q: Can my grandchildren and other visitors come to stay?
Yes, they can. Most RDL developments also have a private suite for overnight guests, if required. Please let the concierge know in advance to ensure this facility is available.
Q: I am a wheelchair user. Can I use a wheelchair in the apartments?
Yes. All of our apartments have been designed with the needs of wheelchair users in mind.
Q: Am I responsible for redecorating?
Each RDL apartment is ready to move into. Residents are then able to decorate their new home to suit their personal taste. If desired, RDL can help to arrange an interior design service.
Q: Who looks after the communal areas?
Communal areas are cleaned and maintained on a regular basis by RDL staff and contractors. This service is included in the annual service charge.
Q: Is there an age requirement to purchase an RDL apartment?
All RDL developments are intended for people over the age of 55, or for a couple with a combined age of not less than 110 years.
Q: Are residential and nursing care services available?
Yes. Most RDL developments are located adjacent to a Maria Mallaband Care Group home. Maria Mallaband is the parent company of RDL and is one of the UK's leading independent care home providers, renowned for its exceptional standards. This gives RDL residents the reassurance of knowing that high-quality care services are available nearby, while they continue to live independently in their own homes. Alternatively, we can arrange for a registered domiciliary care provider where there is no Maria Mallaband Care Group home nearby.
Q: Do I own my new home?
Yes, every apartment purchased from RDL belongs to the buyer.
Q: How is the property sold after a death?
After it has been purchased, the apartment is owned outright by the buyer. There are no restrictions to re-sell the property back to RDL when residents choose to move or pass away.
